Two goals were met with this garage replacement project on West Seattle's Gatewood Hill: the eyesore of an old garage was removed, and a new, functional garage and shop space went in, providing ample parking and a secure gate to the backyard. Completed 2010.

New wood columns replace the crumbling brick with a style that just right for this Craftsman home
Stairs were replaced with thick Bluestone treads to bring some visual interest and a nice finish
A newly poured walk and short stair by the sidewalk make the entry inviting

The old garage had been worked on by family, but it had seen better days. The extension on the original garage was taking up valuable parking space, and all the materials were rotting and rusting

Before

After removing the old garage, the new footings and foundation were excavated in preparation for pouring concrete

Because the property is on a hill, part of the foundation wall was high and the rest at grade. This project also included a new slab at the garage, parking area, and new stairs to the back yard

This garage includes space for both vehicles and a shop area, and was wired to accommodate large power tools. The installation of insulation and sheetrock inside provides a finished shop space that is both comfortable and attractive

From the alley, vehicles can easily enter and exit the garage, and there is enough space to park additional vehicles outside. A practical West Seattle garage remodel
